Most brokers work one side of this and call it the whole business. Owners rarely stay on one side for long, so both run through the same intake here.

A business loan is underwritten around how the company runs day to day: what moves through its bank account, how long it has been open, and in one case, the owner's personal credit. A real estate loan is underwritten around the property and the deal built on top of it, the purchase price, the repair budget, the rent it will produce, or the sale it is waiting on.

Programs available run from $20,000 up to $5,000,000 for a business already operating, or up to $500,000 for one that just opened its doors. Every figure below is a program range, not an offer.

The figures on this page are third party lender program ranges, not an offer or a commitment to lend. Every file is subject to that lender's underwriting and approval, and terms vary by lender, state, property, and applicant.

What a broker actually does, and does not do

Busy Bee Services does not lend money. A broker reviews a file, decides which lenders it actually fits, and submits it to those lenders. The lender is the one who underwrites the file, sets the terms, and funds the loan. What a broker adds is knowing which desk to send a file to, so it does not spend weeks collecting declines from lenders who were never going to say yes.

A broker also does not guarantee approval, does not set the rate, and cannot override a lender's underwriting. If your business has strong credit, two clean years, and no urgency, your own bank will likely beat anything reachable through a broker. Where this helps is everywhere outside that box: revenue that is strong but credit that is not, a property with a three week timeline, an industry that gets declined on principle rather than on the numbers.

Prequalifying does not cost anything and does not pull your credit.

That holds for every program on this page. Third party costs such as an appraisal are paid to the appraiser, not to a broker. If anyone asks for money before you have seen a term sheet, ask exactly what it buys and get it in writing.
