What a broker actually does

The word gets used loosely in this industry. Here is what it means at this company.

A broker does not lend money. Busy Bee Services works with a network of lenders, and each one has its own credit box, its own industry list, and its own speed. When an application comes in, it gets read against those boxes and sent to the ones it actually fits, instead of the one lender you happened to find first.

This is why a single application can reach programs ranging from a same day cash advance to a hard money purchase to an SBA 7(a) loan. The file does not change from program to program. Where it gets sent does.

A broker is typically paid by the lender once a deal closes, not by you directly, and Busy Bee Services does not charge a fee to submit an application or to find out whether a deal is possible at all. Third party costs, such as an appraisal, are paid to whoever performs that work, not to us.

Start at your own bank if you can

If your business has two clean years, strong credit, and no deadline, your own bank will very likely beat anything placed through this network. A bank's cost of money is lower than a network built around files a bank already turned down, so a bank should be your first call, not your last.

Where this fits is the file that does not look like a bank file. Revenue is strong but the credit score is not. The property is right but the closing has to happen in three weeks. There is no US credit history to underwrite against. The industry gets declined on principle rather than on the numbers. None of that makes a deal bad. It makes it the wrong shape for a bank, and a better fit for the lenders we work with.

If a bank will say yes, take the bank's answer.

We would rather point you back to your bank than have you pay more than you needed to. Prequalifying here costs nothing and does not touch your credit, so there is no downside to comparing both.

Programs

The range, in plain terms

Overall, the network places financing from $20,000 to $50,000,000. What that looks like by program:

  • Merchant cash advance. Funding in 24 hours or less, no minimum credit score, daily or weekly payments, open to every industry.
  • Business line of credit. $5,000 to $55,000, approval in 24 hours, same day funding, and you pay only for what you draw.
  • Small business loans. $20,000 to $5,000,000, no collateral needed, an offer within 24 hours.
  • Startup and personal loans. $20,000 to $500,000 for a 680 credit score or above, terms of 1 to 5 years, and you can prequalify with a soft credit pull.
  • Equipment financing and leasing. Available after 1 year in business, terms up to 5 years, structured as financing, a lease, or a leaseback on equipment you already own.
  • SBA 7(a) Express. $30,000 to $500,000 in all 50 states, terms up to 10 years, rates from 6% to 10%, for a business with 2 years of history, a 680 credit score, profitability, and an eligible industry. Funding takes about a month.
  • Hard money, fix and flip. Up to 80% of purchase price and up to 100% of rehab funds, a minimum loan of $100,000, rates starting at 6%, funded nationwide for a purchase or a cash out refinance, with minimal documentation and a fast close.

None of these numbers is a promise. Each is a range the lenders in this network have funded before, and every file is still underwritten on its own terms.
