What a broker is, and what it costs you
A broker does not lend money. A broker knows which lenders say yes to which files and submits yours to the ones that fit. That is worth something when you are outside a bank box, and worth nothing when you are squarely inside one. If your business has strong credit, two clean years, and no hurry, start at your own bank. You will get a better rate than anything on this page.
Where this helps is the other cases. Revenue is strong but credit is not. The property is right but the timeline is three weeks. You have no US credit file. Your industry gets declined on principle. Those files do not fail because they are bad, they fail because they went to the wrong desk.
Prequalification here is free and does not pull your credit. Third party costs like an appraisal are real, and they are paid to the appraiser, not to a broker. If anyone asks for money before you have seen a term sheet, ask exactly what it buys and get it in writing.

Before you apply
Will applying hurt my credit?
No. Submitting the application does not pull your credit. Some programs prequalify on a soft pull, which does not affect your score. A hard pull only happens later, with your consent, once you are moving forward on a specific offer.
What do I need to qualify?
It depends entirely on the program. A merchant cash advance has no minimum credit score and turns on your deposits. An SBA 7(a) loan wants two years in business, a 680 credit score, and profitability. Equipment financing wants a year in business. Hard money looks mostly at the property and your exit. Apply once and we will tell you which box you actually fit.
How fast can I get funded?
A cash advance can fund in 24 hours or less. A line of credit can approve in 24 hours with same day funding. An SBA 7(a) Express file runs about a month. A hard money closing is usually weeks rather than months. Speed and cost move together, and anyone who tells you otherwise is selling.
Do you charge an application fee?
No. There is no cost to apply and no cost to find out where your deal lands. Third party costs such as an appraisal are paid directly to that provider.
I was declined somewhere else. Is it worth applying?
Usually yes, and it helps a lot if you tell us who declined you and what they said. A decline is one lender's box, not a verdict. Knowing which door already closed saves us from knocking on it twice.
